A productive house viewing goes beyond first impressions. Knowing what to look for when viewing a property—like structural condition, layout, natural light, and neighbourhood amenities—can help you assess its true potential. With the right questions and a sharp eye, you’ll gain the confidence to make informed decisions.

First, assess the exterior

A quick check of the outside can reveal key maintenance points:

  • Age of the property: Gives insight into its character and upkeep needs.
  • Brickwork and finish: Look for cracks or wear.
  • Roof condition: Check for loose or damaged tiles.
  • Chimney: Ensure it’s stable and functional.
  • Fascias: Watch for rot or damage.
  • Gutters and drains: Look for blockages or leaks.
  • Window glazing: Single, double, or triple for energy efficiency.
  • Trees near the building: Ensure they don’t pose risks.

A solid exterior check helps you make informed decisions.

What to look for inside the property:

  • Windows: Check the condition of window frames.
  • Damp & Damage: Look for signs of damp, mould, condensation, or woodworm.
  • Walls & Ceilings: Identify any major cracks or structural concerns.
  • Flooring & Decor: Inspect the condition of floors and overall decor.
  • Storage: Assess the amount and practicality of built-in storage.
  • Boiler & Systems: Note the type, age, and condition of the boiler, electrics, plumbing, and heating systems.
  • Safety: Look for exposed wires and test light switches.
  • Power Sockets: Count sockets in each room and consider their placement.
  • Loft & Basement: Check if the loft is insulated and accessible and whether the basement is usable.
  • Fireplaces: Determine if they’re decorative or functional.
  • Curtains & Blinds: Test if they’re in good working order.
  • Privacy: Consider how private the property feels from the street and garden.

Bathrooms and Plumbing:

  • Look for signs of damp or mould – especially around corners and fittings.
  • Check the condition of sealant and grouting – are they intact and clean?
  • Test the water pressure from the taps – is it strong and steady?
  • See how long it takes for hot water to flow.
  • Identify the type of shower – is it suitable for your needs?
  • Ensure there’s a working extractor fan to manage moisture.
  • Check for practical features like a shaver socket.
  • Make sure the toilet flushes effectively without any issues.

General Questions, its essential to ask on a house viewing:

Parking & Storage

  • Is there a garage, off-road parking, or on-road parking?
  • If parking is on-road, will you need a permit?
  • Is there a loft, and how easy is it to access? Could it be converted in the future?

Safety & Connectivity

  • Are there working burglar and fire alarms?
  • What’s the broadband and mobile phone coverage like?
  • Are TV connections already set up?

Heating & Utilities

  • Where is the boiler, and is it noisy if located near bedrooms?
  • How old is the boiler, and does it have a reliable service history?
  • When was the consumer unit or fuse box last checked, and how old is it?

Potential & Restrictions

  • Is there potential for extending or renovating the property?
  • Is it located in a conservation area or is it a listed building? (This may limit future changes.)

Paperwork Essentials

Energy Efficiency

  • What’s the property’s Energy Performance Certificate (EPC) rating?

Planning & Approvals

  • Was any work done under permitted development, or is planning permission available?
  • Has all work been signed off and met relevant building regulations?

Services & Warranties

  • Are there any ongoing service agreements or valid warranties?
  • Ensuring the paperwork is in order provides confidence and peace of mind for your purchase.
